Junior Investment Manager - Real Estate Debt Financing
Our client is a well-established Real Estate player in the Basel area that is looking strengthen their workforce due to an actively increasing deal-flow.
Due to that, they are looking to hire a Junior Investment Manager to focus on Real Estate Financing. The successful candidate will play a critical role in supporting the structuring, analysis, and management of debt financing for real estate acquisitions, developments, and asset management.
This role offers a unique opportunity to work in a fast-paced environment, providing key insights and support for the company's real estate debt portfolio while ensuring regulatory compliance within the Swiss market.
Fluency in German is mandatory for this role.
Key Responsibilities
Debt Structuring & Financing Support
- Assist in the structuring and negotiation of real estate debt financing, including acquisition financing, refinancing, and construction loans
- Contribute to the development of debt financing strategies for property acquisitions, developments, and existing assets
- Support optimization of the capital structure to balance cost-effective financing, financial flexibility, and risk management
Transaction Support
- Support the management of real estate debt transactions, including sourcing, assisting in negotiation, and helping to close deals
- Coordinate with financial institutions, lenders, and debt investors during the transaction process
- Assist in ensuring debt transactions comply with Swiss regulatory requirements and internal financial policies
Financial Analysis & Modeling
- Build and maintain financial models to evaluate debt financing options and structures, incorporating key metrics such as loan-to-value (LTV) ratios and debt service coverage ratios (DSCR)
- Conduct sensitivity analysis and contribute to assessing refinancing opportunities
- Assist in interest rate risk management and support the implementation of hedging strategies
Due Diligence
- Participate in the due diligence process for debt financing transactions, including financial analysis and risk assessments
- Collaborate with internal teams and external advisors (legal, tax, technical) to support thorough transaction evaluations
- Assist in reviewing loan documentation to ensure favorable terms and mitigate financial risk
Portfolio Monitoring
- Help monitor the company’s debt portfolio, tracking key items such as loan covenants, amortization schedules, and refinancing opportunities
- Maintain relationships with financial institutions to support the company’s lending capacity
- Provide updates on debt portfolio performance for senior team members
Reporting & Stakeholder Communication
- Assist in preparing reports on debt financing activities, including key metrics and market conditions, for internal stakeholders and senior management
- Help with communications to external parties, such as lenders and investors, regarding the company’s debt position
- Work closely with the treasury and finance teams to ensure alignment with broader financial goals
Market Research & Risk Management
- Monitor trends in the real estate debt market, including interest rates and regulatory changes, and share insights with the team
- Identify potential risks in debt financing, such as interest rate movements or lending condition changes, and support the development of mitigation strategies
Requirements
- Bachelor’s degree in finance, economics, real estate, or a related field
- 3-5 years of experience in real estate debt financing, capital markets, or banking, with exposure to real estate loans
- Strong analytical skills with an understanding of financial modeling and debt structuring
- Good communication and negotiation skills, with the ability to collaborate effectively with internal teams and external stakeholders
- Fluent in English and German (spoken and written)
- Detail-oriented and able to manage multiple tasks and projects in a dynamic environment
