Experienced Property Manager - Private Real Estate Portfolio

We are looking for an experienced, autonomous and meticulous property manager to ensure the complete management of a private real estate portfolio consisting of approximately 40 apartments.

As the sole contact for this portfolio, you will be responsible for all day-to-day management activities and will enjoy great autonomy in organising and monitoring administrative, technical and rental aspects.

You will also occasionally collaborate with the real estate development department on construction, renovation or transformation projects. In this regard, a good ability to read and understand technical plans would be appreciated. Partial proficiency in AutoCAD software would be an additional advantage.

This role offers a stable working environment, short decision-making processes and a direct and privileged relationship with the owner.

YOUR MISSION

• Autonomous management of a private real estate portfolio
• Complete management of rental leases (establishment, renewal, termination)
• Renting out apartments and organising viewings
• Tenant selection and file compilation
• Preparation of entry and exit condition reports
• Management of tenant requests and follow-up
• Coordination and monitoring of maintenance and renovation works
• Relations with craftsmen, companies and service providers
• Follow-up of claims and insurance files
• Rent control and monitoring of payments
• Management of disputes and usual procedures
• Preparation of service charge statements and general administrative follow-up
• Advice and regular reporting to the owner
• Occasional collaboration with the real estate development department on construction, transformation or renovation projects
• Participation in the administrative and technical monitoring of real estate projects
• Reading, understanding and checking architectural and technical plans
• Coordination of exchanges between the owner, agents, architects and companies
• Contribution to site meetings and monitoring of work progress, as needed
• Occasional use of AutoCAD for consultation or simple plan adaptation, depending on the candidate's skills

YOUR PROFILE

• Federal diploma as a property manager: an asset
• Training in real estate, management or equivalent field
• Proven experience in property management in Switzerland
• Excellent command of administrative, rental and technical aspects
• Ability to manage a portfolio completely autonomously
• Organisational skills, rigour and reliability
• Excellent interpersonal and writing skills
• Proficiency in common IT tools
• Knowledge of management software and AutoCAD, an advantage
• Driving licence essential
