ph3Description /h3 pMonroe Group is looking for a Director of Operations to join our team! /p pThis role manages our portfolio in the Eastern U.S., comprised of affordable PBS8 and LIHTC apartment communities. /p h3Our Ideal Candidate /h3 ul li15+ years of experience in Affordable Housing Apartment Operations. /li liDynamic leader, possessing the ability to motivate and lead teams. /li liFully competent with all phases of financial and variance reporting. /li liStrong background in Project-Based Section 8 and LIHTC. /li liStrong knowledge of HUD regulations and proficient in MS Office (Word, Excel). /li liMust have experience with Real-Page/OneSite suite of products and/or related property management software. /li /ul h3Job Summary /h3 pThe primary responsibility of the Director of Property Operations is to implement property management strategies and initiatives in accordance with established goals and objectives. In this capacity, the Director of Property Operations / Acquisitions will oversee the day-to‑day operational activities for all properties within their affordable housing portfolio and ensure that all personnel under their supervision are fully supported, trained, and embrace Monroe Group’s mission to achieve and maintain the highest standards of professional property management and to improve the communities in which we operate. /p h3Job Roles /h3 h3Strategic Planning /h3 ul liWork closely with the Vice President to refine and implement property management strategies that best support and promote the Monroe Group’s mission. Provide leadership and guidance to staff, ensuring that established goals of the strategic plan are met. /li liMaximize the operating efficiency and financial performance of the portfolio by identifying strategic and tactical initiatives. Advise the Vice President on new and innovative operational advancements and make recommendations regarding key company planning issues. /li liCreate and maintain professional and supportive environments at all properties within the portfolio by providing leadership and guidance in ensuring all communities embrace Monroe Group’s mission that all people, regardless of their financial situation, age or abilities, deserve to live in quality and safe homes and communities. /li /ul h3Annual Budgeting And Forecasting /h3 ul liOversee the preparation and management of annual operating and capital budgets for all housing operations and facilities. /li /ul h3Operational Excellence /h3 ul liEnsure that standardized procedures, policies, and training programs are developed and consistently implemented throughout the portfolio to achieve regulatory compliance with all local, state and federal housing authorities and regulatory agencies. Where necessary, facilitate and document process improvement changes. /li liDirect the Regional Maintenance Manager to ensure compliance with mandatory City, State and Federal inspections (REAC) and other annual building system inspections. /li liDirect the development of a work order tracking database; assemble and disseminate regular reporting on all work orders, revealing elapsed times for each type of repair, product replacement histories and scheduled preventative maintenance. /li liPartner with the Director of Compliance to ensure compliance with applicable property programs such as Project Based Section 8 and Low‑Income Housing Tax Credit (LIHTC). /li liSet overall operational and financial goals and objectives for each property within the portfolio, develop reporting mechanisms to hold Managers accountable for the operational performance of their portfolios; develop organizational capacity and instill a model of teamwork among and between workgroups. /li /ul h3Team Dynamics And Individual Staff Development /h3 ul liCreate a cohesive and dedicated team, mentor and coach staff by facilitating leadership development and growth opportunities. Direct supervision of the Regional Property Managers, Compliance Managers and Maintenance Safety Manager. /li liNew Business Developments: Provide informed input with respect to teams to operating budget review and team onboarding strategies for all acquisitions. Work closely with the Development and Construction teams to ensure effective operational design and coordination between construction and operations activities on all major residential developments. /li /ul h3Examples of Specific Job Activities /h3 ul liOversee the tracking, reporting, and monitoring of strategic and operational goals. /li liConduct formal bi-annual inspections of all facilities, with more frequent inspections as needed for operationally challenged properties. /li liReview monthly financial reports, track variances, and ensure a smooth recovery. /li liConduct regular reviews of performance goals and develop property-specific strategic plans for enhanced operational performance where necessary. /li liAct as a liaison with local, state, and federal housing authorities and agencies and participate in meetings and inspections with owners, investors, government agencies, and residents as needed. /li liWork closely with the Maintenance and Safety Manager to monitor maintenance services to ensure quality, timely, and cost-effective delivery. /li liParticipate in the development and support the implementation of training and staff development. /li liReview and submit approvals for purchases and/or contractual services per stipulated amount. /li liDevelop/manage annual operating and capital budgets. /li liAssist in determining appropriate staffing levels, hiring, and training of staff. /li liDevelop and foster relationships with key clients, industry and trade associations, government representatives, public service organizations, customer groups and vendors as necessary in the overall management of the portfolio while also addressing program and funding issues associated with our housing operations. /li /ul h3Requirements /h3 h3EXPERIENCE AND EDUCATIONAL REQUIREMENTS /h3 ul liBachelor’s Degree /li liA minimum of 15 years of progressively responsible experience in property management, with working knowledge of affordable housing. /li liMinimum of 10 years of experience in a senior management role. /li liProven leadership skills, with the ability to plan and manage change. /li liPrevious experience with multi‑family renovation projects is preferred. /li liCPM COS designation or process preferred. /li liExperience in developing and overseeing complex budgets. /li liStrong organizational development skills with the ability to align goals with projected growth. /li liStrong computer skills, including knowledge of property management software. /li liExcellent verbal and written communication skills. /li liA proven record of providing excellent internal and external customer service. /li liTravel to all sites required; valid driver’s license and vehicle required. /li /ul h3Preferred Qualifications /h3 ul liMBA or master’s level degree from an accredited college or university. /li liAdvanced knowledge of affordable housing programs and experience utilizing One‑Site. /li /ul pMGWC6 /p p#ZR /p h3Salary Description /h3 p$140,000.00 - $160,000.00 /p /p #J-18808-Ljbffr
