To strengthen our Vevey team, the Group is looking for a 360° Property Manager to ensure the complete management of a portfolio exclusively composed of institutional owners. This position is aimed at a person who wishes to go beyond daily management and develop a true approach to real estate steering, consulting, and strategy.Your role:You are responsible for your portfolio in its entirety and act as the primary contact for our clients. You ensure in particular:- The technical, administrative, and financial management of the buildings- The monitoring and analysis of rental income and vacancy rates- The establishment and monitoring of maintenance and investment budgets- The coordination of maintenance, renovation, and refurbishment work- The assessment of building needs in the short, medium, and long term- The monitoring of rent payments and main contractual deadlines- The preparation of elements necessary for reporting and meetings with owners- The monitoring of portfolio performance indicators- The handling of disputes related to tenancy law- The coordination of caretakers, companies, architects, and other service providers- Regular visits to the buildings in order to maintain perfect knowledge of the entrusted assets- The proposal of concrete measures allowing for the optimization of the management and value of the assetsYour role does not consist solely of administering buildings. You analyze, anticipate, advise, and steer your portfolio as a true representative of the owner. You work exclusively for institutional owners, with whom we maintain a professional relationship based on transparency, quality of reporting, cost control, and sustainable performance of the assets.
